NOTICE OF CLERK OF COURT SALE CIVIL ACTION NO. 2013-CP-37-726 BY VIRTUE OF A DECREE of the Court of Common Pleas for Oconee County, South Carolina, heretofore issued in the case of US Bank N.A as trustee, for the registered holders of CSMC Asset-Backed Trust 2007-NC1 OSI, CSMC Asset-Backed Pass-Through Certificates, Series 2007-NC1 OSI, against Bryan Sanford and Angela Sanford, et al., the Clerk of Court for Oconee County, or his agent, will sell on August 4, 2014, at 11:00 am, at Oconee County Courthouse, 205 West Main Street, Walhalla, SC, to the highest bidder: All that certain piece, parcel or lot of land lying and being situate in the State of South Carolina, County of Oconee, Tugaloo Township, near the Western limits of the Town of Westminster, on the North side of U.S. Highway 76, Beginning at an iron pin on Myers Street, common to A.S. Powell line to iron pin on R/W Highway 76; thence along said Highway 100 feet to an iron pin; thence to iron pin on Myers Street, thence along Myers Street 100 feet to beginning point. Also: All that certain piece, parcel or lot of land situate and being in the State of South Carolina, County of Oconee, Tugaloo Township, fronting on the road leading from Westminster to the old "Double Chain" place now U.S. Highway #76, Fifty (50) feet and running back along Spring Street to Myers Street 129 feet. Derivation: This being the same property conveyed to Brian Sanford and Angela Sanford by Deed of Coax A. Thereafter said property was conveyed to Bryan Sanford and Angela Sanford by Deed of Brian Sanford aka Bryan Sanford and Angela Sanford dated February 13, 2007 and recorded March 9, 2007 in Deed Book 1571 at Page 278 in the Office of the Register of Deeds for Oconee County, South Carolina. The Clerk of Court will require a deposit of 5% of the bid amount in cash or certified funds, which is to be applied on the purchase price upon compliance with the bid. Interest on the balance of the bid at 9.96300% shall be paid to the day of compliance. In case of noncompliance within 20 days, after the sale, the deposit of 5% is to be forfeited and applied to Plaintiff's judgment debt and the property re-advertised for sale upon the same terms at the risk of the former highest bidder. Deficiency judgment not being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately.
